"When I first moved to Austin for a job, I did some research onlineand found that South Congress looked like a great match for me. Therewere plenty of cool restaurants, coffee shops and stores all withinwalking distance – something which I value quite highly.  The SoConeighborhood is just close enough to downtown where you can walk todowntown on a nice day, take a quick bus, or a $5 cab ride. However, Ido like trees, space, and quiet time when I’m sleeping, so downtown orEast side living was not really for me. South Congress and South Firstoffer a bunch of great dining and diversion options as well – so thereisn’t always the need to go downtown for a fun distraction.

I lived on Congress Ave for 2 years, renting a somewhat overpricedapartment at the State House before deciding that it was time to startputting my housing money into owning a place of my own. I was prettysure that I wanted a condo, although there are plenty ofhomogeneous-looking beehive apartment complexes and condos in Austin, Ireally wanted something with a little more character than thestandard-issue 1980’s/1990’s cardboard-built units. When driving downthe street one day, I saw a sign at 2020 Congress for "Condos startingin the $90’s". Really? In this neighborhood? I had to check it out.

I met with a realtor and walked through the three floorplans. I wasquite impressd with the conversion and rennovations they were doing onthis quaint, older apartment complex. Everything was done is a pleasingcontemporary decor, and there were nice small ammenities like granitecountertops, undermount sinks, real wood floors and stainlessappliances.  I also looked at several other condos in 78704 within myprice range and nothing really offered the same value or style. Evensome of the brand new condos on the East side seemed to skimp on theflooring – offering "green" bamboo floors which I’ve read don’t lastlong and need to be replaced frequently.

You can’t get much more green than converting an older building intosomething new. 2020 has a shared HVAC chiller and boiler, which iscertainly more efficient than having individual central air. There arealso hookups in many of the units for a combo EnergyStar HEwasher/dryer. The Live Oak trees in the courtyard are large, beautifuland mature and create a canopy over the whole space. The downtown condotowers and east-side projects can market themselves to be as "green" asthey want, but in the end they are leveling land, not growing trees,and using many more materials than a rennovation project does.

After some heavy thought, a pre-sales contract signing and severalmonths of rennovations later, I was one of the first people to closeand move in to 2020 in November, and have been loving it ever since.Though my old rented apartment was slightly closer to downtown, Iactually find 2020 more convenient. I’m closer to HEB & CVS, 3convenient stores within a 1 minute walk, and 2 outstanding taco standsand am now walking distance to an addional bus line which goes directlyto my workplace. The rest of Congress Ave is right up the street – noless convenient than before. The low cost, however, is much much moreconvenient.

What would be the point of living in SoCo if you couldn’t afford togo out and enjoy it due to a jumbo mortgage? Moving to 2020 Congressallows me to afford to play where I live.

When I tell some co-workers about my new home they inevitably askabout the square footage. Many are quite shocked that I would buy sucha "small" condo and don’t understand how I could live in it. On theflipside, I have a hard time understanding how they put up with 60+minute round-trip commute times, lawn and exterior maintenance, andcleaning the interior of large cookie-cutter homes built for fivepeople but inhabited by just one or two. All to live in a neighborhoodthats not close to anything and offers the "privacy" of just 10 feetbetween homes? No thanks. That may work well for families of four, butit isn’t for my single lifestyle. I prefer two feet less ofcounterspace for a more suitable lifestyle. Its all about tradeoffs.Yes, the kitchen is smaller – but that also means that there is less toclean and when cooking everything is literally at arm’s reach. It turnsout that after experiencing it, I actually prefer it to be a bitsmaller – it just seems counterintuitive at first.

Now I’m building my own wealth through housing payments – not arental management company’s. I get to change what I want to theinterior of my condo. Hang shelves, paint, drill, add light fixtures.Best of all, I get the luxuries of a well-maintained courtyard viewwithout the responsibility of taking care of it myself – leaving extratime for an entertaining urban lifestyle or hosting friends for acocktail party at my new home."
